Tenants

There is a huge choice of properties available to rent, which can make it a problem to find the right one for you. There are some basic decisions you have to make in order for us to help you find suitable accommodation. Some of these are:

  • How many rooms you require?
  • What your budget is?
  • Which area you would prefer to live in?
  • How you will be paying?
  • How long you require the tenancy for?

Once you have the answers to these questions in mind, we can then show you what properties are available which may fit your criteria.


Booking

To book a property, we charge a deposit (or bond), agency fees (one weeks rent) and one month's rent in advance. The deposit is usually one month's rent plus a little extra, depending on the property. This is returned to you, provided that the property is in an acceptable condition on evacuation.

Rent

Rent can be paid by cheque, cash or direct debit, depending on what suits you most. It is to be paid on the first of every month to Ashi Properties.

Utility Bills

Unless otherwise stated, bills should be dealt with by the tenants. If you are a student, you need to provide us with a Council Tax Exemption Certificate, which can be obtained from your university or college. This will exempt you from paying Council Tax.

Inventory

We check the property with you at the beginning of your tenancy and record the condition of the property, so that in the unlikely event of deductions from the bond being made, both you and us have a basis upon which to negotiate. We also carry out periodic checks on the property during the tenancy period, just to ensure that everything is in good order.
